Located in the heart of Washington, D.C.’s dynamic NoMa neighborhood, the 275-unit development redefines residential design by integrating sustainability, holistic wellbeing and community engagement into every detail.
OZMA’s interiors embody biophilic and wellness-forward design principles. Natural materials, organic curves, and a palette of rich greens and warm stone create a sensorially calming environment intentionally engineered to reduce stress and improve cognitive function. This immersive design experience transforms daily living into a journey of inspiration, discovery, and connection.

Every aspect of OZMA is crafted to foster wellbeing and community connection. Over 17,000 square feet of curated amenities include a Japanese-inspired tearoom, rooftop pool with sweeping city views, and a ground-level secret garden that serves as a restorative urban retreat. The fitness center offers Peloton bikes, yoga and meditation studios, a dry sauna, and eucalyptus-scented towels, emphasizing both physical and mental rejuvenation.
